What We Inspect at Every Stage

Each stage has a specific scope β€” here's exactly what we assess at every critical milestone of your build.

01

Slab Stage Inspection

Before concrete is poured

Conducted before your concrete slab is poured, this inspection verifies that all structural elements are in place and correctly positioned β€” problems identified now are simple to fix; after the pour, they may require expensive remediation.

  • Reinforcement steel size, spacing & coverage
  • Formwork dimensions & levels
  • Plumbing penetrations & conduit placement
  • Site preparation & vapour barrier
  • Compliance with engineer's drawings
02

Frame Stage Inspection

After frame erected, before cladding

Your timber or steel frame is fully exposed at this stage, making it the ideal time to verify structural compliance. Once cladding and plasterboard go on, many frame elements are permanently inaccessible.

  • Timber member sizes & grades
  • Bracing panels β€” type, fixing & location
  • Connection hardware & fixings
  • Structural openings β€” lintels & posts
  • Compliance with engineering drawings
03

Pre-Plaster Inspection

Before plasterboard is installed

The last opportunity to inspect services rough-in, insulation, and frame elements before they're permanently sealed behind plasterboard. Defects identified here are far cheaper to rectify than post-plaster.

  • Electrical & plumbing rough-in
  • Wall & ceiling insulation installation
  • Fire stops & cavity barriers
  • Structural members visible behind linings
  • Wet area framing & backing preparation
04

Fixing & Waterproofing Inspection

After plastering, during fit-out

With plasterboard in place and fit-out underway, this inspection focuses on waterproofing in wet areas β€” one of the most critical and commonly deficient elements in new residential construction across Australia.

  • Wet area waterproofing membranes
  • Waterproofing to shower bases & bath areas
  • Floor waste & drain installation
  • Tiling substrate & adhesive preparation
  • Internal door & window fixing
05

PCI β€” Practical Completion Inspection

Before handover (key collection)

The final stage inspection β€” a thorough assessment of the completed home before you accept the keys. Your builder is legally responsible for rectifying all defects identified before practical completion.

  • All internal & external areas checked
  • Finishes, fixtures & fittings quality
  • Contract inclusions verified
  • Incomplete works & defects documented
  • Photo defect list ready to submit to builder

Everything Included at Every Stage Inspection

Our stage inspection service is consistent and thorough across every milestone β€” here's what's delivered at each inspection.

01

Engineering Drawings Review

Before attending each stage, we review your engineering drawings and approved plans relevant to that milestone. This allows us to inspect not just workmanship quality, but specifically whether the build matches the approved structural design β€” which is the most critical aspect of any stage inspection.

02

On-Site Stage Inspection

Our qualified inspector attends site and conducts a systematic, scope-specific inspection of all elements relevant to that stage. Every non-conformance, defect, and departure from drawings is identified, photographed, and documented. You are welcome to attend any stage inspection.

03

Photo-Illustrated Stage Report

A stage-specific inspection report is delivered to your inbox within 24 hours of inspection β€” every finding photographed, clearly described, and cross-referenced to engineering drawings or the NCC as applicable. Formatted to present directly to your builder as a formal defect notice.

04

Builder Liaison Support

If your builder disputes findings or needs clarification, we provide professional liaison on your behalf β€” explaining the specific engineering or NCC reference supporting each finding. A documented, professional inspection report carries significant weight in any rectification discussion.

05

Re-Inspection After Rectification

For any stage where significant defects are identified, we offer a re-inspection to confirm all items have been properly rectified before construction progresses to the next stage. This ensures defects don't get covered up and carried through the rest of the build.

06

Flexible Stage Scheduling

Building timelines change β€” we understand that. You can book individual stages as you need them, or package all five stages upfront. We work around your builder's progress and provide priority scheduling so inspections never delay your construction programme.

Stage Inspection Questions Answered

Common questions from Australians building new homes β€” answered clearly.

Do I need all 5 stages inspected?
You can book individual stages based on your budget and priorities β€” however, we strongly recommend at minimum the Slab, Frame, and PCI stages. The slab and frame stages catch defects while they are fully accessible and easy to fix. The PCI is your final legal opportunity to have defects rectified at your builder's cost. Pre-plaster and fixing stages add important protection for waterproofing and services that are otherwise impossible to inspect after completion.
How do I know when to schedule each inspection?
Your builder typically issues stage completion notices or progress payment claims at each milestone. When your builder advises a stage is ready or requests a progress payment, contact us to schedule the inspection before you approve the payment. For the slab stage, book 2–3 days before the planned concrete pour date to allow time for any rectification required.
What if my builder refuses to fix what's found?
A formal, photographic inspection report from a qualified, independent inspector is a strong legal document. Under the National Construction Code and most residential building contracts, builders are required to construct to the approved drawings and applicable standards. If a builder refuses to rectify identified non-compliances, your independent inspection report supports any formal complaint to the relevant state building authority or dispute resolution body.
Can I attend my stage inspections?
Absolutely β€” we encourage it. Attending gives you a first-hand understanding of what's been found, allows you to ask questions in real time, and helps you understand the construction process and your build's progress. Many clients find attending at least the slab and frame inspections particularly valuable.
How quickly can you attend after I call?
We aim to attend within 48–72 hours of your booking for most stages. For urgent slab inspections where a pour date is imminent, contact us immediately and we will do our best to prioritise. Reports are delivered within 24 hours of each inspection so you can act quickly on findings.
